1How close to the ETSU campus are your apartments?
Our main office is exactly 1 mile from the D.P. Culp Center and 9/10’s of a mile from the Mini-Dome.
2Do I have to share common areas with a roommate?
We are not a communal living complex. We offer private apartments that will allow you to have a space that is uniquely yours without having the hassles brought on by too many roommates.
3Do you accept credit cards?
Yes, we are happy to accept credit cards and ACH payments.
4Can I request a specific apartment?
Yes, you can request it. We rent on a first come, first serve basis, and strive to meet all potential residents’ requests when selecting their future apartment.
5Do I have to be a student to live at Evergreen Terrace?
Our complex is a family owned business and has no restrictions on who can rent with us.
6Is there a bus service?
The Johnson City Transit has pick up sites conveniently located in the areas neighboring our complex.
7Do you allow pets?
Yes, we are pet friendly. We allow one pet per resident. The pet must be under 65lbs, spayed/neutered, and updated on all vaccinations. We require a $250 pet deposit and $20 per month pet rent.
8What is included in the rent?
Water, garbage, sewer, wireless internet, and monthly pest control are included in the rent prices at the majority of our locations. Longview Avenue and Hillcrest Drive are the exceptions.
9Am I required to get renters insurance?
Yes, Evergreen Terrace requires all residents to have a current renters insurance policy. Proof of policy must be submitted to our office via the online portal before the move in appointment. Keys will not be issued until this has be completed.
10Do you have washers and dryers in the apartments?
The properties located on Ashley Road, Greenwood Drive and Seminole Drive do not have washer/dryer connections. We do have coin operated laundry facilities located in each building. The properties located on Longview Avenue and Hillcrest Drive do have washer/dryer connections.
11What comes in the apartment?
Refrigerators and stoves are standard in each of our apartments. Depending on the size of the apartment, some also feature a dishwasher. Each apartment comes equipped with tissue paper holders, towel racks, and shower curtain rods. You will find white mini blinds installed on each window. In addition, fire extinguishers, smoke detectors, and deadbolt locks are provided.
12When is rent due?
Rent is always due on the first of each month. There is a five day grace period. Late fees are charged on the sixth day of each month.
13How do I pay rent?
Payments must be made through the Resident Portal via ACH or credit card.
14Can I pay my rent in advance?
15Can I set up auto draft for rent payments?
You can set up recurring paying through the Resident Portal to draft from a bank account or credit card.
16What happens if I need something fixed in my apartment?
Emergency phone numbers are provided to all residents for after hours issues. We have an On-Call Maintenance person twenty four hours a day that will handle emergency problems. Also from 9:00 P.M. until 5:00 A.M., we have a Property Monitor on duty to handle any other issues that may arise. Work orders for non emergency matters can be placed online via the resident portal.
17What happens if I need to reach someone at night or on the weekends?
Emergency phone numbers are provided to all residents for after hours issues. We have an On-Call Maintenance person twenty four hours a day that will handle emergency problems. Also from 9:00 P.M. until 5:00 A.M., we have a Property Monitor on duty to handle any other issues that may arise.
18How do I pay my electricity bill?
Your electricity bill will be paid directly to Bright Ridge.
19Am I allowed to have overnight guests?
Yes. We ask guests staying overnight check into the office to obtain a temporary parking permit.
20When will my lease end?
Your lease ending date will be July 31st of the following year.
21What happens to my Reservation Deposit?
The Reservation Deposit will be applied to your Security Deposit once an apartment is assigned. You will then pay the difference. In the event an apartment is not available that matches your requested criteria, the deposit will be refunded. No refund will be issued for cancellations.
